Stateline is one of those addresses that can trip people up — half the calls I get from out here start with the customer explaining that yes, they have an Idaho ZIP but they're only two miles from Liberty Lake, and yes, we do come out there. The properties along Stateline Road and the draws above it are a mix: some are longtime homesteads with mature timber, some are former cabin lots that got built out into real houses over the decades, and a handful are still genuine seasonal places that only get opened up Memorial Day weekend and closed sometime in October.

That seasonal pattern is where I see the most damage. Most of the acreage properties out here aren't on Spokane County Water District — they're on private wells, and a lot of those wells pull from shallow aquifers with real iron and manganese content. Without a whole-house softener or a dedicated fill filter on the tub, you'll see orange staining on the shell and filter basket within a season, and the heater element will start scaling up and running hot not long after. I always ask about the water source on the first call because it changes what I'm going to find when I open the equipment bay.

Access is generally straightforward — most properties have a reasonable driveway and enough deck clearance to work — but a few of the older cabin lots have tubs sited in spots that made sense when the deck was built and make less sense when you're trying to get a pump cart anywhere near them. It's just part of working rural acreage. You figure it out.
